01 — Location
Martis Valley, Truckee
Schaffer's Mill sits in the heart of Martis Valley adjacent to Northstar California Resort — one of the most coveted ski resort addresses in the Lake Tahoe region. The community is a short drive from downtown Truckee and minutes from North Lake Tahoe.
✦ Northstar Ski — ski-in/ski-out
✦ North Lake Tahoe — 15 min
✦ Downtown Truckee — 10 min
✦ Reno Airport — ~45 min
✦ San Francisco — 3–4 hrs
✦ Sacramento — ~2 hrs
03 — Ski & Winter Access
Your Private Gateway to Northstar
⛷️ Ski-In · Ski-Out · Northstar California
No other private golf community in the Tahoe region offers this combination: an 18-hole championship golf course and direct ski access to Northstar California Resort from your neighborhood. This is Schaffer's Mill's defining advantage.
🚌
Private Shuttle Service
A complimentary private shuttle runs daily 7:30 AM – 5 PM, departing the clubhouse on the bottom of the hour and returning from Northstar on the top of the hour. Reservations required via schaffersmill.com.
🎿
Base Camp at Northstar Village
Schaffer's Mill's ski concierge facility at Northstar Village, open daily 8 AM – 5 PM. Permanent equipment lockers for Members (Family, Couples, or Couples Paired options). Grab-and-go food and specialty beverages available daily.
Permanent Base Camp lockers include Family (5 sets), Couples (2 sets), and Couples Paired (4 sets, side-by-side). Once secured, the locker is yours for as long as you maintain membership.
Why this matters: Most Tahoe properties require driving to the mountain. At Schaffer's Mill, the shuttle picks you up at the clubhouse — skis stored, no car, no parking. It's a fundamentally different ownership experience in winter.

Championship Golf in the Pines
Schaffer's Mill features an 18-hole championship golf course designed to complement the dramatic Sierra Nevada landscape — wide fairways, natural elevation changes, and mountain views on every hole. The course season runs May 22 – early September.

09 — Buying Process
Step by Step
01
Determine your property type
Homesite (build custom), Mountain Lodge (townhome), or completed custom home. Each has a different HOA structure and price range.
02
Understand the membership structure
Sports/Social membership ($11,084/yr) includes HOA dues. Golf membership requires an additional $35,000 initiation + $6,851/yr. Both are applied for separately from the property purchase.
03
Mountain Lodge HOA specifics
Townhome buyers pay $915/month HOA which covers fire insurance, snow removal, landscaping, and exterior maintenance — factor this into your carrying cost analysis.
04
Review CC&Rs and Design Guidelines
All construction and renovations are subject to Schaffer's Mill design review. HOA is managed by Hilary Humphreys:
[email protected] · 530.214.3365.
05
Budget for taxes
Property taxes in California are assessed at 1.25% of the purchase price. On a $4M home that is $50,000/year. Factor this alongside membership and HOA costs.
06
Custom build timeline
If purchasing a homesite, budget $700+/sq ft to build. Obtain Design Review Board approval before breaking ground. Construction timelines in Truckee typically run 18–24 months.
